These terms are between you and ESPC Group Ltd (trading as TrueCost), registered in England and Wales, company number 17148581, registered office 22a Ongar Road, London, SW6 1SJ.
TrueCost is a property intelligence platform that aggregates publicly available data about UK properties into a single report. We pull data from official sources including HM Land Registry, the EPC Register, the Environment Agency, Police.uk, and others to give you a comprehensive view of any property or area.
TrueCost is not a financial advisory service, a mortgage broker, a valuation service, or a legal advisor. The data and estimates we provide — including automated valuations, affordability scores, and running cost estimates — are for informational purposes only and should not be relied upon for financial, legal, or property purchase decisions.
We strongly recommend consulting a qualified professional — such as a RICS-registered surveyor, a mortgage adviser, or a solicitor — before making any property-related decisions.
We make reasonable efforts to provide accurate data, but we cannot guarantee the accuracy, completeness, or timeliness of any information. Property data changes over time, and there may be delays between a transaction occurring and it appearing in official records. We clearly label each data point as Confirmed, Estimated, or Unavailable so you know what you are looking at.
You must provide accurate information when creating an account. You are responsible for maintaining the security of your account credentials. You must not share your account with others or create multiple accounts.
Paid plans are billed monthly or annually via Stripe. You can cancel at any time from your account page — your access continues until the end of your current billing period. We do not offer refunds for partial billing periods.
Plan features may change over time. We will notify you of any material changes to your plan before they take effect.
Agent plan subscribers may access the matched buyer service, which connects their property listings with opted-in buyers. Agents must not misuse buyer data, contact buyers outside the TrueCost platform without their consent, or use the service for purposes other than legitimate property marketing.
If you submit property data (prices, floor areas, EPC information), you grant TrueCost a non-exclusive, royalty-free licence to use this data to improve our estimates. Submitted data is anonymised and cannot be traced back to you.
TrueCost, including its design, code, content, and brand, is owned by TrueCost. You may not copy, reproduce, or redistribute our content without permission. Property data sourced from public registers remains subject to the terms of those registers (e.g. Crown copyright for Land Registry data).
To the maximum extent permitted by law, TrueCost shall not be liable for any indirect, incidental, or consequential damages arising from your use of the service. Our total liability for any claim shall not exceed the amount you paid to us in the 12 months preceding the claim.
We are not liable for any decisions you make based on TrueCost data, including property purchases, rental agreements, or investment decisions.
These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
